A new wave in real estate, Krit Promsuthi, breaks boundaries to dive into the housing business under the company name Aestima Asset, aiming to increase the family's land bank value while acquiring new prime land. The latest project is the launch of the twin house project "ARKIN Vibhavadi" under the concept "REALMS OF ENDLESS POSSIBILITIES," starting at 12.9 million baht, targeting upper-middle-class consumers. They have already launched two residential projects, with the first being "ARTHA Phaholyothin-Ari" in 2021, targeting a niche market of high-income consumers. The ARTHA Phaholyothin-Ari project is located in Phaholyothin Soi 14 on a 182 square wah plot, developed into three luxurious single-family homes, each three and a half stories high, starting from 56.3 square wah with over 570 square meters of usable space. Each house features three bedrooms, four bathrooms, and parking for three cars. Regarding the real estate development plan, Krit stated that they have a rough operational plan for both short-term and medium to long-term. In the short term, over the next 1-2 years (2022-2023), the focus will be on launching new small-scale residential projects on land not exceeding 10 rai, with a development value of no more than 400-500 million baht per project. For the medium to long-term plan (from 2024 onwards), project sizes may increase in both value and land area for development, expanding from horizontal housing to low-rise condominiums and mixed-use developments. They plan to launch 2-3 new residential projects in 2023, with selling prices ranging from 7 to 15 million baht, totaling over 1 billion baht. The first two projects will be family land banks: 5 rai in Lam Luk Ka and 12 rai in Phaholyothin, while another project will be in Phuket, currently under consideration for land purchase. The reason for targeting the housing segment priced from 7 to 15 million baht is due to lower risk compared to the segment below 3-5 million baht, as this customer group is more sensitive to economic conditions. Meanwhile, those who can afford homes starting at 7 million baht tend to have achieved a certain level of career success or stable income. The decision to expand investment to Phuket is based on the view that Phuket is a tourist city worth investing in and a destination for tourists worldwide, with tourist numbers starting to return, even if not as vibrant as before the COVID-19 pandemic.
